This week’s highest new entry is an ultra-luxury custom estate priced above $13M, representing the continued demand in top-tier communities like The Summit, Ascaya, and The Ridges. These homes typically feature world-class architecture, indoor/outdoor living, and unmatched privacy for celebrity and executive-level buyers.

📏 Largest Home Listed

Over 10,000 sq ft
A spectacular new custom property—spanning over 10,000 square feet—hit the market, showcasing resort-style amenities, oversized glass walls, luxury entertainment spaces, and curated designer finishes. Homes of this size remain rare and highly desirable, especially in communities with expansive lots and elevated views.

💰 Entry-Level Luxury

Even at the lower end of new luxury listings (around the $1.7M – $2M range), we’re seeing beautifully renovated homes, views, and strong value buys in communities like:

• Red Rock Country Club

• The Canyons

• Queensridge

• Southern Highlands

These properties continue to attract out-of-state buyers relocating from California, Arizona, and the Northeast looking for privacy, amenities, and lifestyle.

• MacDonald Highlands / Dragon Ridge — strong week with multiple high-end entries

Multiple listings above $6M came on this week, reinforcing the strength of the ultra-luxury segment heading into Q4.
