Las Vegas Guard-Gated Homes Market Report | This Week’s Luxury Listings & Sales

Watch the Full Report:

The luxury real estate market inside Las Vegas’ guard-gated communities continues to reveal clear patterns as we move through the final weeks of the year. Over the past two weeks, 32 new guard-gated homes entered the market while 17 properties successfully closed, offering a meaningful snapshot of pricing strategy, buyer leverage, and community-specific performance.

This report focuses exclusively on guard-gated luxury homes, a segment where privacy, security, views, and lifestyle amenities heavily influence value — often more than broader market conditions.

Market Snapshot

• New Guard-Gated Listings: 32

• Guard-Gated Homes Sold: 17

• Most Expensive New Listing: $9,450,000

• Largest Home on the Market: 9,614 square feet

While inventory has expanded across several high-end communities, buyers remain selective. Homes that are updated, well-positioned, and priced accurately are outperforming those that are original or overly ambitious on pricing.

West Las Vegas & Summerlin: Golf-Course Living and Renovated Estates

The west side of the valley continues to anchor the guard-gated luxury market, particularly in established golf course communities near Downtown Summerlin.

Siena Golf Club

Multiple new listings appeared in Siena Golf Club, a 55+ guard-gated community known for single-story living and scenic fairway views.

• 5192 Estasi Street is listed at $1,715,000, offering 2,994 square feet on the 15th tee with water and golf views.

• 4596 Bersaglio Street, priced at $1,958,000, sits on an elevated lot with Strip, mountain, lake, and clubhouse views.

• 4198 Melodia Songo Court, listed at $2,125,000, provides 3,217 square feet on the 6th fairway with expanded outdoor living.

Homes on elevated or golf-front lots within Siena continue to command premium price-per-square-foot values.

Red Rock Country Club

Red Rock Country Club was one of the most active communities this period, particularly along the Arroyo Course.
New listings include:

• 11310 Winter Cottage Place at $1,999,999, offering 4,443 square feet with golf and mountain views.

• 2571 Red Springs Drive, listed at $2,124,900, fully remodeled in 2025 and positioned on the 8th hole.

• 11569 Snow Creek Avenue, priced at $2,150,000, a golf-front home with a newly built pool.

• 1995 Alcova Ridge Drive and 1979 Orchard Mist Street, both just under $3 million, showcasing fully renovated interiors and unobstructed fairway frontage.

Renovated homes in Red Rock continue to outperform original-condition properties, especially those offering single-story layouts and golf exposure.

TPC Summerlin, Canyon Gate & Spanish Hills

• 8808 Greensboro Lane in TPC Summerlin, listed at $5,000,000, highlights Tuscan-style architecture with an elevator, wine cellar, and courtyard design.

• 10324 Summit Canyon Drive in Bellacere, priced at $4,500,000, sits directly on the TPC fairway with a detached casita and resort-style grounds.

• 2200 Glenbrook Way in Canyon Gate Country Club, listed at $2,599,000, offers nearly 7,000 square feet behind a second security gate with lagoon views.

• 5070 Scenic Ridge Drive in Spanish Hills, priced at $2,850,000, is a rare single-story estate on an elevated, ultra-private lot.

Central Guard-Gated Enclaves: Larger Lots & Proximity to the Strip

Central Las Vegas continues to attract buyers seeking land, privacy, and architectural flexibility while remaining close to the Strip.

• 9521 Queen Charlotte Drive in Queensridge North, listed at $1,980,000, offers a fully remodeled interior with wine cellar and resort-style backyard.

• 7167 La Puebla Street, priced at $1,749,998, sits on nearly half an acre in Sierra Vista Ranchos.

• 205 Desert View Street, listed at $1,895,000, includes a separate two-story guest house.

• 3008 and 3004 Astoria Pines Circle, priced at $1,750,000 and $2,000,000, are located within a rare double-gated enclave featuring solar systems, privacy, and multi-generational layouts.

These boutique communities remain attractive to buyers who value lot size and uniqueness over master-planned uniformity.

Henderson: The Center of Ultra-Luxury Activity

Henderson continues to dominate the upper tier of the guard-gated market, particularly in hillside and golf-oriented communities.

• 11394 Villa Bellagio Drive in Southern Highlands, listed at $1,750,000, offers single-story contemporary living with a private courtyard.

• Anthem Country Club saw multiple new listings, including 16 Kittansett Loop at $2,850,000 with Strip and golf views, and 32 Hassayampa Trail at $2,995,000 on a nearly half-acre lot.

• 1382 Ruby Sky Court in Seven Hills Estates, listed at $4,200,000, features modern architecture with Strip views and a private casita.

• MacDonald Highlands continues to command the highest pricing, led by 1492 MacDonald Ranch Drive, listed at $9,450,000, the most expensive new listing this period.

• 6 Rock Mount Court in Ascaya, priced at $7,750,000, represents cutting-edge architectural design with full home automation and panoramic valley views.

Lake Las Vegas: Waterfront & Resort-Style Living

The market concludes at Lake Las Vegas, where lifestyle and scenery set these homes apart from the rest of the valley.

• 20 Via Paradiso Street in SouthShore, listed at $1,820,000, offers lake and mountain views in a fully furnished setting.

• 53 Falling Ridge Lane, priced at $3,894,900, is the largest home in its neighborhood with a rooftop deck and 360-degree views.

• 1548 Pleasant Bay Court in Arvada at The Island, listed at $4,795,000, provides direct waterfront living with dock credit and lake access.

What Sold: Buyer Leverage Still Matters

Over the same two-week period, 17 guard-gated homes closed, with the majority selling below their original list price. Negotiation remains common, particularly for homes priced above market expectations. Select trophy properties, however, sold at or near asking price when positioned correctly.

Final Thoughts

Las Vegas guard-gated communities do not move as a single market. Each neighborhood behaves differently based on location, views, home condition, and pricing strategy. Buyers continue to focus on value and lifestyle, while sellers must remain realistic and competitive to achieve strong results.

For ongoing insight, detailed pricing breakdowns, and community-specific trends, a weekly Guard Gated Homes market report is published on YouTube, covering luxury guard-gated homes across Las Vegas.

If you’re buying or selling in a guard-gated community and want a data-driven strategy tailored to your neighborhood, staying informed is essential.
