The Las Vegas luxury real estate market continues to show strength as we move through December, with 14 new guard-gated listings hitting the market this week — spanning the city’s most prestigious enclaves from Summerlin’s golf estates to Henderson’s hillside mansions and the waterfront homes of Lake Las Vegas.

This week’s new inventory ranges from $1.74 million for a fully remodeled single-story estate in the equestrian community of Sierra Vista Ranchos, all the way up to $9.45 million for a panoramic Strip-view showpiece in MacDonald Highlands.

One of the most notable listings is a 7,690 sq ft modern estate in Lake Las Vegas, offering rooftop decks, double-height living spaces, and one of the most impressive pools in the valley. At the top of the price spectrum, Ascaya showcases a brand-new architectural home blending American Black Walnut cabinetry, retractable pocket doors, and a climate-controlled car gallery.

Across the valley, buyers will find a mix of contemporary renovations, move-in-ready single-stories, dramatic view lots, and custom homes offering true resort-style living.

On the resale side, seven guard-gated properties sold this week, closing at an average of 93.2% of their original list price, signaling healthy negotiations in the luxury sector. The average days on market dipped to 34 days, showing continued buyer activity heading into the final month of the year.
